Business development consultancy for Gardens by the Bay

DTZ provided market analysis for the National Parks Board for the master planning of Gardens by the Bay, a 101-hectare garden in the city centre of Singapore.

Overview

DTZ was appointed by the National Parks Board as the business master planner for Gardens by the Bay, incorporating Garden @ Marina South, Garden @ Marina East and Garden @ Marina Centre.

What DTZ did

  • Literature reviews were conducted to understand future tourism and lifestyle trends 
  • Catchment and visitorship analyses were undertaken to understand the potential visitors for Gardens by the Bay 
  • Case studies of successful international, regional and local attractions, especially gardens, were conducted to assess the critical success factors and implications for Gardens by the Bay 
  • DTZ conducted the market analysis and recommended a range of commercial and other uses for Gardens by the Bay 
  • Test marketing of the proposed concepts was undertaken 
  • Cost-benefit analysis to evaluate the transfer value for Gardens by the Bay, e.g. potential gain in property values of adjoining properties and related benefits for Singapore as a result of the Gardens 
  • The team also provided financial analyses for the commercial spaces in the garden to ensure financial viability of the Garden in terms of cost recovery

 

Results

Based on our analyses, a design brief and business master plan was formulated. The business master plan addressed the potential market positioning of Gardens by the Bay, as well as the positioning and tenant mix of different uses in the Garden. 

Working closely with the physical master planner, our business master plan provided valuable input in the physical master plan, in terms of potential commercial and community spaces provided in the Garden. Phasing plan was also provided in tandem with the physical constraints of the site. 

The report was well received. The team has built a strong relationship with National Parks Board, the various ministries, as well as consultants involved in the study. This led to a number of other similar projects in Singapore and abroad.
