Overview

One of Ukraine’s largest retail developers, the Kyiv-based Karavan Group, appointed DTZ’s valuation team to prepare business plans for the development and operation of several shopping malls, in order that they could secure finance.

The projects were all new developments spread throughout the country, including the regional cities of Dnipropetrovsk, Kharkiv, Kryviy Rih, and Simferopil as well as the capital, Kyiv.

What DTZ did

• DTZ advised from the initial stage of development including detailed analysis of land plot characteristics, comments on suitability for retail development, critical review of each proposed retail centre with further recommendations 
• We also undertook in-depth regional market analysis together with a competitive analysis of each planned retail scheme, developing advanced financial models to demonstrate the financial viability of each scheme 
• Solid teamwork in the capital and the more important regional cities of Ukraine, ensuring strong professional expertise on the ongoing retail development in Ukraine’s regions

Results

DTZ provided professional business plans which were revised one year later after their initial publication and used by the client to obtain external bank financing for the development of the planned retail schemes.
