Throughout 2008 and 2009, DTZ’s sustainability team worked with Warner Estates to manage completion of EPC assessments across the APIA Portfolio of properties.
Overview
DTZ was appointed to project-manage the completion of Energy Performance Certificates (EPCs) across the APIA Regional Office Fund. This fund consists of 22 properties located throughout the UK and remains one of only a few specialist funds investing exclusively in city centre offices outside Central London.
EPCs were introduced into the UK as a result of the EU’s Energy Performance in Buildings Regulations. DTZ clients now wishing to sell or lease properties must provide prospective new tenants or occupiers with a valid EPC and accompanying recommendation report.
What DTZ did
DTZ worked with Warner Estates to develop an EPC compliance management programme for the APIA fund. This involved:
- Evaluation of EPC compliance requirements in England, Wales and Scotland
- Confirmation of EPC requirements at individual properties with regard to sale and lease plans
- Completion of EPC assessments (in line with planned timescales) using DTZ energy panel consultants
Results
DTZ successfully coordinated completion of EPCs for the client in line with legal requirements in a cost-effective manner.
DTZ now also provides EPC assessments using our own in-house team and can also help clients wishing to comply with other legal requirements, including air conditioning systems inspections and display energy certificates.
