DTZ’s rating and statutory valuations team provides clients with flexible rating services, covering rating appeals, rates reliefs and rates management and rates audits.

Rating appeals

DTZ has an enviable success rate with regard to achieving reductions in the level of rateable values appealed throughout the 1973, 1990, 1995, 2000 and 2005 Lists.

We believe this success rate is, amongst other factors, as a result of our negotiation skills and well-earned reputation for being selective in the number of hereditaments that we appeal. Unlike some firms we do not blanket-appeal all of a portfolio as this may increase liability as opposed to mitigating it.

Rates reliefs and management

Mitigating rates liabilities for a client is as much about utilising the legislation on temporary relief and the reconfiguration of existing assessments as it is about actually achieving a reduction in rateable value.

This requires a proactive management of the client’s current and future space requirements and DTZ is currently involved in long-term portfolio initiatives with some of our largest clients to achieve real monetary benefits of this nature. This specialist, non-standard rating work includes:

  • Reconfigurations
  • Appeals for MCCs
  • S.44A applications
  • Rates payments
  • Bill checking
  • Refund chasing

Rates audit

DTZ is also able to offer clients a rates audit service that we believe may become an important part of all future rating consultancy services.

This is essentially a forensic accountancy service whereby we review all payments to local authorities for business rates and reconcile this with any refunds/overpayments that may lie on current or historic accounts. This type of service is becoming increasingly more sought-after by clients.
