Valuation of Energy City, Qatar

DTZ’s work to provide a valuation report for Energy City, Qatar, one of the seven sub-districts of the 32 sq km Lusail development.

Overview

DTZ was appointed to provide a valuation report in regard to Energy City, Qatar, one of the seven sub-districts of the 32 sq km Lusail development.

Located seven kilometres to the north of Doha’s West Bay, Energy City extends to an area of approximately 750,000 sq m comprising 92 individual plots.

The client required an independent valuation to be undertaken in advance of finalising the mezzanine finance to Energy City’s master developer, Gulf Finance House.

What DTZ did

In arriving at the market value of the subject sites, DTZ was able to draw upon extensive first-hand market knowledge and experience to adopt both direct comparable sales and residual valuation approaches.

In order to complete the residual element, DTZ determined the market value of the various components of the site having regard to evidence of sales rates achieved within other comparable areas together with evidence of sales at Energy City itself - provided by the client.

Additional income streams were identified by the client and verified by DTZ.

Results

The client was provided with a residual valuation for the sub-district which they were able to rely upon in arranging the mezzanine finance package on behalf of their client.
