DTZ was appointed to provide a range of property and facilities management services to BWTC to fully mobilise the site for opening and the ongoing running of the building.
Overview
DTZ's work to develop a property management strategy for Bahrain World Trade Center.
What DTZ did
The property management team developed a property management strategy comprising a full spectrum of services ranging from:
- Facilities management (help desk, health and safety, security, cleaning)
- Estate management (development advice, lease handling, property inspections)
- Financial management (rent collections, P & L reports)
DTZ also advised on the leasing of the building.
Results
Whilst the management of the BWTC is an ongoing process, there have been a number of key achievements to date:
- DTZ set up and negotiated performance based contracts with the main service providers to the building to include specific KPIs
- DTZ worked very closely with the base build contractors and project managers to ensure smooth handover of all areas of the development for operation
- DTZ introduced bespoke tenant handbooks for both the commercial and retail elements of the scheme
- DTZ prepared and implemented the service charge budget for the property
- DTZ set up the management accounts database in order that all rent and service charge demands we raised on the appropriate due dates
- DTZ successfully introduced the first recycling scheme in a commercial building in Bahrain to complement the BWTCs green credentials
- DTZ fully mobilised the site so that when the Mall opened on 1st April 2008, the site was ready to occupy and operate, with all service streams in place and ready to start
